6、发展契机。“以绿为背景,以水为基调,九岛一心,城市滨水休闲商务区”,湾头这个崭新的城市地标正在冉冉升起。而岛头和星湖公园,则是这个未来国际水岸都会的灵魂和核心,城市开发的前沿沃土。Ningbo,a city where water blends.Moon Lake,Sun Lake exemplify the charm and history of the city,three rivers,six banks shows the citys diversity and charm.Wantou literally the Bay Head,near the city centre,has

20、原控规的解读(规划篇)LAND USE AND PLANNING ANALYSIS开发强度图 DEVELOPMENT DENSITY以控制总体规模,营造良好城市空间环境为原则。按照各类用地建设控制要求确定的原则。与城市设计内容相协调,结合地块特点确定的原则。参考类似地段新建地块容积率数值确定的原则。整体开发强度由南往北递减.岛头区域的主要规划用地为旅游休闲用地,星湖周边为住商混合使用用地,东侧为居住用地为主,南侧为主要商业区。Main landuse in our design scope is tourism and recreation-al landuse.Surrounding the

21、 Star Lake,the landuse are mainly mixed-use of residential and commercial,and residential at the east,commercial at the south.Our design aim to control the overall development scale,and to create a better urban public space.The overall development intensity decreases from south to north.工作范围Work Sco
